Piney Creek traverses from the western boundary to the eastern boundary of the property which is approximately two miles. Community Amenities

The community of Story, Wyoming is located at the base of the Big Horn Mountains between Sheridan and Buffalo and has a variety of restaurants, a country store, library, post office, and churches. The area is rich in history with many historical sites nearby, such as Fort Phil Kearney, Fetterman Massacre Battlefield, and the Wagon Box Fight Site and is also home to many area artists and writers.

The community of Sheridan, Wyoming is located approximately 20 miles north of the Piney Creek Ranch with a population of 15,804. Sheridan County has several complete school systems in addition to a community college and a vocational center. Buffalo, Wyoming, population approximately 3,900, is an outstanding community with all the desirable amenities of a traditional, rural Wyoming town. Offering Price

The Piney Creek Ranch is being offered for $9,000,000 (Nine Million Dollars).

Conditions of Sale

The sellers shall require an all cash sale and reserve the right to effectuate a tax deferred exchange for all or part of the sale price, pursuant to Section 1031 of the Internal Revenue Code and Treasury Regulations promulgated thereunder with no liability or expense to be incurred by the buyer (in connection with the seller’s tax-deferred exchange).

I.      All offers shall be:
         a. in writing,
         b. accompanied by an earnest money deposit check in the
             minimum amount of 5% of the offering price.

II.    All earnest money deposits will be deposited in the Listing Broker’s
       trust account, or appropriate escrow.

III.  The sellers shall provide and pay for an Owner’s title insurance policy
       in full satisfaction of the negotiated purchase price.

IV.  Both buyer and seller shall be responsible for their own attorney’s
       fees.
